Of all the home staging work we do, none has a better cost-to-impact ratio than lighting. This is the story of a property that went from unsellable to sold in 28 days with an €800 investment.

The problem wasn't the flat

A 160 m² home on Gran Vía, well laid out, well priced. But every viewing ended the same way: "it's dark". It wasn't — it faced east and had three balconies — but the installed lighting worked against it: central light points, cold bulbs and rooms with harsh shadows.

The intervention

We replaced 14 light points, added indirect lighting in the living room and master bedroom, and unified the colour temperature to 2,700K. Total: €800, installation included.

The buyer doesn't buy square metres. They buy how they picture living in them.

The next photos looked like a different property. Three weeks later there were two offers on the table and the sale closed at full price.
