Where there's more negotiation
In the areas with the most listed supply, the gap between advertised price and signed price tops 11%. The seller starts high "to negotiate" and the market discounts all of it.
Where there's barely any discount
In Pla del Remei and Gran Vía, the gap falls below 4%. There's little supply, the buyer knows it, and whoever haggles loses the home to the next person on the list.
Listing high isn't a strategy: it's a signal. And the market reads it.
